10 tips for selling your house

10 tips for selling your house

The bullet is through, you are going to sell your house. With these 10 handy tips you can start preparing today.

1. Freshen up your walls

You might like that dark red wall – but that doesn't mean it's to everyone's taste. Increase your chances of sale by painting your walls white. That is a relatively small investment with immediate results: it also makes your house look more spacious.

2. Invest smart

Selling your house with a new bathroom or kitchen may seem to increase the chance of sale, but you can also go wrong with it. Both a bathroom and kitchen are sensitive to taste. Do you still want to make a large investment? Then invest in the roof, gutter, exterior painting or the central heating boiler.

3. Storage options

Who isn't looking for a lot of storage space? Potential buyers too, but they can't see through your closet contents. Show what storage space your house has and store things elsewhere until the house is sold.

4. One empty closet

Make sure one closet in your house is completely empty. You use that closet to quickly store all the things that are still lying around at the last minute. Such as toys, the newspaper and the iPad. In this way, your house will be viewing-proof again within half an hour.

5. Light sells

You prefer to have your house photographed when it is sunny. Then the house looks good from the outside as well as from the inside and the light is optimal. Remember: light sells. Therefore, open your curtains as far as possible, empty your windowsills and use lamps where possible.

6. Be critical of the photos

Don't have every corner of your house photographed, the potential buyer should be made curious and have a reason to view the house.

7. Don't turn your home into a crime scene

The coats on the coat rack, all the family photos from the walls, the bathroom and the kitchen are empty. A tidy house is always a good idea, but you can also overdo it. Don't turn your house into a crime scene and make sure that there is still something of life to see. Clear your house of personal items as much as possible, but a painting on the wall is okay.

8. Add a little personality

Have you cleared your house of as many personal items as possible (step 7)? Then the trick is to give back a little bit of personality. A neatly tidy house can feel uncomfortable. Add life, in the form of a bunch of flowers on the table and a few colorful cushions on the sofa. Not too much, but just enough to create a cozy impression.

9. Organize the outdoor space

Whether you have a garden, roof terrace or balcony: before a visit it is important that you prepare it. Clean your garden furniture, put cozy cushions on it, provide your outdoor space with a few new potted plants (which you can also move with you) and remove weeds between the tiles. Do you have a front yard? This is the first thing the potential buyer sees. So make sure it is neatly arranged.

10. Let the neighbors choose their neighbors

Are you in a neighborhood WhatsApp group, or a member of a neighborhood Facebook page? Take advantage of this quick contact and be among the first to inform your neighbors about your sales plans. Under the guise of 'choose your own neighbour', you give the neighbors the opportunity to ask around in their circles.
